REO Instructions


 1. **Submit highest & best offer on CAR contract (RPA-CA 04/10 Version) to paul@keystonereo.com*** 
   
2.  Please include a Cover Sheet with all contact information: Name, Cell or Phone Number and E-mail address.

3. Seller’s name should be left blank or state as “Owner of Record”
   
4. Minimum 3% deposit
  
5. Submit a copy of Deposit Check for the amount of Earnest Money Deposit.
   
6. Loan & inspection contingencies to be maximum 5-7 days

7. Wells Fargo Pre-approval letter must be no more than 30 days old and must accompany any offer

8. Proof of funds for down payment required, most recent statement-must not be more than one month old

9. Offer should have a statement saying it is Purchased “As-Is” in the terms and conditions along with an AS-IS   Addendum.

10. Preferred Escrow/ Title Company if paid by seller will be seller’s choice

11. Cash offers must close within 21 days, proof of funds required

12. Allow at least 3 BUSINESS days for offer response time.

PLEASE NOTE:

Days 1-7: Offers will not be reviewed

Days 8-12: Offers ONLY from NSP buyers, Municipalities, Non-profit organizations and Owner-occupants will be reviewed.

Days 13+: We will consider offers from all buyers
